When to Consider Selling - Coach Realtors

We love our homes. Each is a place of safety, warmth, and comfort. It's easy to fall into the trap of thinking it's the best place for us. Maybe it was once, but is it still? If you're not certain, it may be time to consider selling and finding a new home. But how do you decide? Where should you begin? Our REALTORS® have some ideas for you to consider.

  • Is selling a good financial choice?
    If you purchased the house as a starter home to build some equity to put down on a nicer one, housing values are currently high. By selling now, you may have a tidy sum to put down on that dream home you have always wanted. You may even have enough left over to furnish it or pay off debts. You can get a good idea of your estimated profits by looking at recent sales of comparable houses in your neighborhood. Would you make enough to put a down payment on one of the Nassau County homes for sale? If so, then this may be the right time to sell. 

  • Are you unhappy with the neighborhood you are in?
    If you have a long commute, perhaps one of the Suffolk County homes for sale may be a better option. Neighborhoods change with time, and it's possible that yours no longer meets your needs. It doesn't have to be on the decline for you to be attracted to a different one, but that could be one possibility. Another is that your children are getting older and better schools are in a different district. Maybe a new area offers amenities not available to you now. 

  • Has your family changed in size?
    As children get older, they generally want the privacy of their own rooms rather than sharing with siblings. Or, if your children have grown up and left the nest, you may prefer to trade the maintenance on that big rambling house for the convenience of a condominium or townhouse. Whether your family is growing or shrinking, it may be time to change your environment. 

  • Do you dream of a different home?
    If you don't enjoy your space, it is time to look around. Americans are spending more and more time at home, cooking instead of going to restaurants and entertaining at home. If you have a cramped kitchen and there is no room for guests to socialize comfortably, you'll want to make a change. When you compare remodeling your existing house to buying one that already offers the features you want, which is more economically feasible? It may make financial sense to relocate.

  • Have you been stalling on putting the house on the market?
    If you have already decided that it's time to move, for whatever reason, but haven't initiated the process, you may feel anxious about whether you've missed your opportunity to make the best financial decision. If this is the case, don't keep dragging your feet. Do your research now to make the best choices while the prices are still up and the interest rates don't rise higher. But don't rush into poor decisions. Take a good look at your finances, the sales value of your home, and the price of the home you want. Armed with the facts, make a cohesive plan to move forward.
